Baxter is the semi-rural pocket where Peninsula Link ends and Baxter-Tooradin Road starts - the interchange at the Moorooduc Highway exit puts the suburb 12 minutes off our Botanic Ridge base and makes it one of the quickest runs we do. The suburb straddles two zones: the township core around Baxter-Tooradin Road runs on a standard residential zoning, while the surrounding blocks are Green Wedge and Rural Living, which means 2 to 8 hectare properties with restrictions on subdivision and dwelling numbers. Practically that means most of our Baxter jobs are on properties large enough to have a house, a shed or stable, and often a granny flat or converted barn, and the install brief is usually a multi-head system across the main house plus a separate single split for the outbuilding. The old Baxter–Frankston rail corridor runs east-west through the suburb - it's now the Peninsula Link Trail bike path - and properties backing that corridor have a 30-metre offset from any dwelling, so the outdoor unit placement on those blocks is naturally straightforward. Baxter housing spans older cream brick 1970s farmhouses that need a switchboard upgrade to modern AS 3000, through to newer 2010s architect-designed homes on the smaller township lots that come with three-phase already provisioned. We check the switchboard before quoting on anything pre-1985 because the porcelain-fuse boards up here often can't take a 5kW plus starting load.
