The estates here — Settlers Run, the Botanic Ridge Estate, the newer releases off Ballarto Road — are mostly built in the last fifteen years, which makes for straightforward split system work. Brick veneer, 2.7m ceilings, open-plan living and kitchen at the back, bedrooms zoned off a hallway. On a home like that we can usually run a back-to-back straight through the wall behind where the head sits, no long pipe chases, no roof-cavity gymnastics. The catch out here is the wind. Botanic Ridge sits up on a rise with not much between it and the bay, so outdoor units cop a steady breeze and need bracket-mounting done properly or they'll walk over time. We also size carefully for the double-height voids some of the display-home builders put in near the entry — a single head undersized for that volume will run flat out and never feel right. For the standard four-bedroom family home a well-placed head in the living zone plus one in the main bedroom covers most people. Bigger footprints or homes with a separate rumpus we'll usually spec as a multi-head so you're not hanging condensers all over the side of the house.
