Ricketts Point is where a lot of Beaumaris jobs start in my head, because the streets running back from it are the tell — this is Melbourne's densest pocket of 1950s and 60s modernist houses. Flat or low-pitched roofs, clerestory windows, and walls that were never built with a nice deep cavity to hide pipework in.
