Clyde North has been one of the busiest building sites in the state for a decade — Selandra Rise, Berwick Waters, Meridian, the estates just keep rolling out — so nearly everything we touch here is a near-new home, often only a year or two old. That sounds easy, and the pipework usually is: modern brick veneer, back-to-back straight through the wall, short clean runs. The real work in Clyde North is sizing and placement, not plumbing. These homes are big, open-plan, and glazed up on the living zones, and the blocks are packed tight so outdoor units end up close to fence lines and neighbours' windows. Get the condenser location wrong and you've either got a unit choking in a dead-air side passage or one blowing hot air straight at the neighbour a metre away. We spend time on that. Double-storey homes are everywhere out here, so getting a head to an upstairs bedroom means a considered run up the cavity — we work out the neatest path before we start. Ceilings run 2.7m downstairs with the occasional entry void, and we size for the actual volume rather than a rule of thumb, because a head that's a size too small on a west-facing open-plan living room will never keep up on a hot day.
