Lynbrook was one of the south-east's early master-planned estates — laid out around wetlands and lakes in the late 90s and 2000s, with a train station dropped in and street after street of near-new homes built to a consistent spec. That consistency makes the work reasonably predictable. Most homes here are modern brick veneer — open-plan living at the back, 2.7m ceilings, alfresco, bedrooms zoned off — so pipework is usually a clean back-to-back or short run straight out to the side. The blocks are on the tighter side, typical of estate living, so outdoor units land near fence lines and we take the time to site them where they breathe and don't blast a neighbour. Plenty of the homes are double-storey, so getting a head to an upstairs bedroom means a considered cavity run, which we plan before we start. Ceilings and layouts are fairly uniform, so we can size accurately, though we still account for west-facing glass on the open-plan living zones. Lynbrook's inland with no coast, so it's clean distribution and sizing for hot summers. Being newer stock, switchboards are usually fine, but we check before quoting. For the bigger family homes a multi-head covering living and bedrooms off one condenser is often the neatest answer.
