The glassy homes facing the water pull solar gain, so we size to the glazing and the volume, not just floor area. McCrae's foreshore is right on the bay, so salt's a factor near the water and outdoor units get placed off the exposed walls and specced for the coast. It's a mix of holiday and permanent use, with a lot of the old holiday homes now lived in year-round, which changes how we size — full-time comfort, not the occasional hot weekend. On the hillside homes below Arthurs Seat we allow extra time to plan a run up a sloping block and site the outdoor unit out of view from the road, and near the foreshore we keep it off the worst salt exposure. It's all in the fixed price agreed up front, with any switchboard upgrade flagged before you commit.
