Split system installation in The Basin
The Basin sits at the foothills of the Dandenong Ranges National Park and every install decision revolves around two things - the bushfire attack level rating and the winter cold. The suburb steps up from Alchester Village and the Triangle shops toward Basin-Olinda Road and the properties on the higher blocks (Camms Road, Doongalla Road, Ridgeway Road) have BAL-19 to BAL-40 ratings that change what compressor housing is compliant. We spec ember-resistant condenser covers, stainless mesh over intake grilles, and metal pipe covers rather than PVC on any Basin address with BAL-29 or higher rating - PVC becomes a fuel load in a fire event and is prohibited by the building code in the higher BAL zones. Winter cold is the second constraint - The Basin runs 3 to 4 degrees cooler than the inner-east belt with regular frost through May to September and occasional light snow on the highest blocks, and we spec cold-climate rated compressors with base-tray heaters as standard rather than as upgrades. The 1960s weatherboard stock along Forest Road and Basin-Olinda Road has single-skin timber walls and simple pipe routing - the through-wall penetration is straightforward but always sealed with expanding foam and colour-matched cover plates to prevent rodent entry which is a real concern up in the foothills.
Dandenong foothills, cooler year-round by 3 to 4 degrees than inner east, regular winter frost, occasional light snow on higher blocks, high bushfire risk
Why The Basin homeowners choose Bellair
The residential grid transitions from standard suburban block sizes near the Triangle shops to rural-residential acreage along Basin-Olinda Road and Camms Road - the acreage properties are typically 4000 to 20,000 square metres with a main dwelling, a shed or stable, and often a granny flat or converted studio. Multi-head systems are the default install brief for acreage jobs - one 12 to 14kW outdoor unit feeding four or five indoor heads across the main dwelling, with pipe runs of 10 to 18 metres from the compressor to the furthest head. We quote per metre above the standard 5-metre kit length before we start. The drive from Botanic Ridge is 60 kilometres and 65 minutes each way and we schedule Basin installs for full-day slots. Knox Council planning turnaround is reasonable for standard installs but the acreage properties on Green Wedge zoning have stricter external cladding and permit requirements that add two to four weeks. The proximity to Doongalla Estate and the National Park boundary means about 30% of Basin properties are in bushfire-prone zones with mandated compliance requirements on any external installation.
What's included in your The Basin install
Included in the Basin quote: the cold-climate rated split system in your chosen size and brand with base-tray heater on the outdoor unit as standard, all copper pipework and electrical cabling, ember-resistant condenser housing and stainless intake mesh for BAL-29 or higher properties (quoted separately as a line item), ground-pad or wall-bracket install as suits the site, drain to the nearest legal point, controller pairing and commissioning on both cooling and heating cycles, cleanup and removal of packaging, full manufacturer warranty and our own 7-year workmanship guarantee. Not included: Knox Council planning permits, BAL certification (issued by an independent bushfire consultant), engineering reports for multi-head systems on acreage properties, electrical switchboard upgrades on older rural properties, penetrations through structural steel or concrete, tree-clearance permits, and pipe runs longer than the standard 5-metre kit which are quoted per additional metre before we start work.

Matt and his team are exceptional. I sent a message Saturday morning, I received a text message and a phone call, and a site visit by 11am. I am not use to such high customer service. Matt tried to have my install done asap as we had no heating. Install was also exceptional, as his pricing and quality of install and removal of old unit is beyond expectations. Was not an easy job but his quote was so honest and fair. I can hardly notice the outside cabling (first photo). He was also so polite, professional and caring. Thank you Matt and team. Will contact shortly for further split systems install. I will only contact your company in the future. Also, your system recommendation has been amazing. Many, many thanks for everything.

Communication with Matt was seamless and transparent. He came to inspect my place prior for a quick chat and to issue an estimated quote not long after. We eventually had a date fixed for two units to be installed. One required replacement of the previous old unit (included removal from property), and the second required a new hole to be drilled for installation. Matt and his team took roughly 3.5-4h. They were immaculate with their work! They left my place decently clean. I would have to say that this was the best customer service that I have had. Everything was discussed clearly, and my questions were addressed appropriately by Matt. I would highly recommended them if you are still considering! Thank you very much, Matt and your boys!

Matt did an excellent job installing our new Mitsubishi Electric heating and cooling system. He was professional, punctual, and took the time to explain everything clearly. The installation was completed to a high standard, and the work area was left clean and tidy. We're very happy with the result and appreciate the added peace of mind from the 5-year Mitsubishi Electric manufacturer warranty and 7-year Bellair workmanship warranty. Highly recommend Matt and the Bellair team.
