Geographically, the suburb sits on the Dandenong Creek floodplain - the creek runs the length of the western boundary with the shared-use trail alongside it, and the low-lying streets off Colchester Road (Milne, Beattie, Grey) are on old alluvial ground that holds water in winter. For the properties on that flood-prone strip we insist on a proper condensate pump rather than gravity drainage, and we mount the outdoor unit on wall brackets 500mm above the slab rather than on a ground pad. Housing stock is largely 1960s and 70s brick veneer on 700 to 900 square metre blocks - bigger than most of the neighbouring suburbs - and Tim Neville Arboretum on the eastern side gives the area a leafy, established feel that the newer estates further out don't match. Renovations here often add a second living area at the back, which is when we're called in to add a second head off the existing multi.
